About
We are seeking a highly accurate and detail-oriented Title Researcher to join our team. The Title Researche is responsible for conducting comprehensive property title searches across all Canadian provinces, with the exception of Quebec, to support real estate transactions, mortgage discharges, and legal due diligence. This role requires advanced knowledge of provincial land registry systems and legislation, as well as the ability to interpret and analyze a variety of title-related documents including transfers, mortgages, liens, easements, and encumbrances. You will work independently in a high-volume, deadline-driven environment, ensuring title integrity and identifying issues that may affect ownership or transaction timelines.
Type: Permanent and full time
Work Schedule: 9:00 AM - 5:00 PM.
Work Days: Monday to Friday - Mandatory 3 days per week in office (Tuesday, Thursday, and one float day).
Overtime: Occasional overtime may be required.
Salary: Starting at 45k+ (dependent on experience and subject to internal compensation review).

Responsibilities
Perform accurate and efficient title searches across all provincial land registry systems, ensuring compliance with each jurisdiction’s unique legislative and regulatory requirements.
- Analyze and interpret land title documents, legal descriptions, and encumbrances to identify ownership interests, active charges, and potential title issues.
- Utilize electronic platforms such as Teraview (ON), myLTSA (BC), SPIN2 (AB), ISC (SK), and Property Online (NS, NB, PEI) to retrieve, assess, and report property records.
- Monitor and apply changes related to corporate name changes, lender amalgamations, and legislative updates that impact title registration and discharge processes.
- Identify and escalate discrepancies in title chains, outstanding interests, or registration inconsistencies for timely resolution.
- Deliver clear, concise search summaries and exception notes to enable informed decision-making by mortgage discharge, underwriting, and legal teams.
- Communicate with internal/external customers and business partners via multiple mediums with accuracy and professionalism.
- Work collaboratively with internal stakeholders, legal professionals, and land registry offices to clarify complex title issues.
Qualifications
- Minimum 1 year of related experience.
- Minimum 6 months experience in mortgage administration.
- High School diploma or equivalent experience.
- Strong communication (written and verbal) and interpersonal skills.
- Ability to work on a computer all day, leveraging Microsoft Teams and Outlook, and engaging in internal and external phone communication.
- Land title system training, either via internal onboarding or recognized real estate law programs.
- Professional certification or coursework in Real Property Law, Title Searching Procedures, and/or Electronic Registration Systems is a significant asset.
- Experience with provincial systems, such as:
*Teraview (Ontario)
*myLTSA (British Columbia)
*SPIN2 (Alberta)
*ISC (Saskatchewan)
*POL (Nova Scotia)
*Property Online (PEI, NB, NS)
*TerraNet access (Manitoba)
