QuadReal: Excellence lives here. www.quadreal.com Role Description: Reporting to the Operations Supervisor and supporting the General Manager, Operations, the Building Operator, Level 2 is an intermediate-level building operator providing operational and technical support as part of a campus-based building operations team. The primary objective of the Building Operator, Level 2, is to ensure that the campus is operated and maintained in a safe, reliable, and environmentally responsible manner, while achieving a high level of operational efficiency, regulatory compliance, and customer service. Responsibilities: Performing daily rounds of mechanical, electrical, and life safety systems, and conducting detailed building condition inspections. Installing, repairing, maintaining, and troubleshooting HVAC, mechanical, plumbing, electrical, lighting, roofing, and life safety systems. Completing scheduled preventative maintenance and responding to unscheduled repairs. Monitoring and operating building automation and computerized control systems. Responding to tenant service requests in a professional, timely, and customer-focused manner. Participating in a regular on-call rotation and responding to after-hours emergencies as required. Coordinating and supporting contractors performing maintenance, inspections, testing, and remedial work. Assisting with insurance, risk management, and regulatory inspections, including follow-up actions and reporting. Maintaining accurate maintenance records, daily logs, and inspection documentation. Identifying and recommending improvements, upgrades, repairs, or replacement of building systems and equipment. Maintaining inventory of tools, parts, and supplies required for building operations, with consideration for sustainability and lifecycle cost. Supporting waste management, recycling, and hazardous materials handling and documentation. Implementing and adhering to corporate occupational health and safety programs and safe work practices. Remaining current with industry best practices, legislative requirements, and emerging technologies related to building operations. Supporting campus sustainability initiatives, including energy efficiency and environmental risk reduction. Performing general maintenance and basic housekeeping tasks as required. Completing other duties as assigned by the Operations Supervisor or Operations Manager. Actively seek opportunities to improve energy and water efficiency. Promptly identify, report, and manage environmental hazards. Consider sustainability and long-term operating impact when evaluating repair and replacement options. Support tenant and staff sustainability initiatives as appropriate. Experience and Qualifications: 4th or 5th Class Power Engineer Certificate (or equivalent) or actively working toward it. Minimum of 3–5 years of experience in commercial building operations. Demonstrated hands-on experience with HVAC, mechanical, electrical, and life safety systems. Valid driver’s license. Intermediate proficiency in Microsoft Office and computerized maintenance management systems. This job posting is for an existing vacancy.
