- Job Description
We are looking to hire an Analyst to join the North American Real Estate team within the Real Assets group in Toronto, during an exciting period of transformative change and growth. You will be a key contributor to scaling the business in North America (the US and Canada, specifically), one of our most important regions, and will
- work on transaction deal teams to undertake and manage long-term, sizeable equity investments;
- actively engage in portfolio and asset management including dispositions; and
- Contribute to global initiatives.
- You will have significant exposure to all elements of the US and Canadian real estate business, including access to some of the best-in-class developers and managers in the country. In the North America, we actively invest in major markets across the country, including all major asset classes (such as industrial, residential, retail, and office), as well as alternative sectors (such as data centers, life science, and student housing). The role provides an opportunity to be actively involved in both new transaction execution and oversight of existing real estate investments across multiple sectors and markets.
- Team Description
- CPP Investments’ approach to real estate investments is flexible and includes large and scalable JV transactions with best-in-class operating partners across the risk spectrum, as well as both public and private company “platform” investment opportunities when warranted. We are growing rapidly, and the scale and complexity of our investment approach is constantly increasing. The Real Estate group manages a C$50 billion portfolio of equity investments globally and over C$20 billion in North America.
Accountabilities
- Compile industry, market and asset level data and financial information to support research
- Build and leverage relationships with industry participants
- Perform fundamental research and present research ideas to broader group
- Perform due diligence on opportunities, including financial, company and sector diligence, to determine investment merits and risks
- Develop company financial models and perform valuation analyses; apply statistical analysis to support investment decisions
- Participate in evaluation, including sharing views on overall investment attractiveness based on findings from diligence work
- Prepare analytical investment reviews and recommendations in collaboration with the team, including industry overviews, written investment rationales and due diligence reviews
- Participate in presentation of investment recommendations to the Investment Committee and Board as required
- Assist in the development, implementation and monitoring of existing portfolios
- Support transition of new assets into CPPIB portfolio by identifying benchmarks, building financial models and providing rigorous project management support
- Qualifications
- Undergraduate degree or college diploma in relevant field
- An advanced degree or certification (CFA) is an asset
- Up to 3 years of relevant work experience in a real estate investment, private equity, investment banking or related business; with a particular focus on investment and asset management
- Strong research, analytical, financial modeling, valuation, problem solving skills and ability to think creatively
- Experience working in deal environments including supporting acquisitions, diligence and/or asset management activities
- Investment transaction experience, including understanding of valuation and investment appraisal techniques essential
- Strong interpersonal and communication skills with an ability to build working relationships internally and externally
- Ability to apply consistent investment judgement; the ability to discern and focus on “what’s important”
- Demonstrated adaptability, flexibility, and initiative
- Demonstrated solid depth and breadth of modeling skills and can run accurate underwriting models (Excel and Argus Enterprise)
- Advanced computer/technical skills – MS Excel, MS PowerPoint
- Willingness and ability to travel
